Reselling a home can be fraught with various challenges. However, with housing prices increasing, now is the best time to invest in one’s home to capitalize on its value. Whether you’re selling now or later, several tweaks and fixes that you make in your home today could make a lot of difference in its resale value in the future.

Here are a few ways to boost your home’s resale value.

Create space

According to Kristin Wellins, Senior Manager of Program Development for ERA Real Estate (via This Old House), most buyers are looking for wide, open floor plans that will enable them to see every part of the house from any area. To create space, you could knock out a non-structural wall to give your home an open and airy feeling.

Give your home some curb appeal

Refresh your main door with a coat of fresh paint and replace the door knob with a substantial looking handle. Make sure that your lawn is always nicely mowed, and if you have the extra money, consider hiring a landscaper to plant a few shrubs or flowering plants. Having a few trees in your front yard is also a good way to boost your home’s resale value, according to The Huffington Post.

Make sure that your home will appeal to most people. So don’t add silly extras such as plastic flamingos, garden gnomes, hot tubs, and the like to your yard. Think classy, such as a vintage-style mail box and a few topiaries for your front yard.

Add some style

If you think your living room looks dated, find ways to make it look more current with a few minor tweaks. A fresh coat of paint in a neutral color such as beige or cream, a sofa slipcovered in a neutral tone, a few drapes, and some colorful cushions can do wonders to refresh your living room. Frame a few colorful printouts and hang these on the walls, and there you have it—you’ve got a whole new look for your living room.

Adjust your lighting

Consider installing a few pin lights in the living room and upgrading your dining room with an inexpensive chandelier. Good lighting can do wonders for any home, so look around and see which parts of your home can benefit the most from a lighting upgrade.
